Terms of Service

Agnes Meadow Holiday Cottage – Terms & Conditions of Booking

By making a booking at Agnes Meadow, you agree to the following Terms of Service. Please read them carefully before confirming your reservation.

🗓️ Booking & Payment

  • A deposit of 25% is required at the time of booking to secure your stay.
  • The remaining balance is due 6 weeks before your arrival date.
  • Payments can be made via bank transfer or online booking system.
  • Your booking is not confirmed until the deposit has been received and a confirmation email issued.

⌛ Cancellations

  • Cancellations made more than 30 days before check-in will receive a full refund (minus any processing fees).
  • Cancellations made less than 30 days before check-in will forfeit the deposit.
  • Cancellations made within 14 days of check-in may forfeit the full balance, unless we are able to rebook the dates.
  • We strongly recommend guests take out travel insurance to cover unforeseen circumstances.

Early/late arrangements may be possible by prior agreement.

👨‍👩‍👧‍👦 Occupancy & Use

  • The property sleeps a maximum of 8 guests.
  • No additional overnight guests are permitted without prior agreement.
  • Agnes Meadow is let for holiday use only. No parties, weddings, or commercial activities are permitted without written consent.

🧹 Housekeeping

  • The property should be left in the condition it was found.
  • Please wash up or load the dishwasher before departure.
  • Report any damage or breakages as soon as possible so we can put things right.

🚫 No Smoking

  • Agnes Meadow is a strictly non-smoking property.
  • Smoking is not permitted inside the house or conservatory.

🐾 Pets

One well-behaved dog may be permitted by prior arrangement. Pets are not allowed upstairs or on furniture.

Please contact us before booking if you wish to bring a pet.

🔇 Noise & Consideration

  • Guests are asked to respect the peaceful nature of our location.
  • No loud music or disruptive behaviour, especially in the evening or early morning.

🐑 Working Farm Notice

  • Agnes Meadow is a working farm, home to our flock of Dutch Spotted Sheep.
  • Guests are welcome to enjoy views of the fields but must not enter animal enclosures or approach livestock without permission.
  • Children must be supervised near animals and farm areas.

🛠️ Liability

  • The owners accept no responsibility for injury to guests, loss, or damage to personal belongings.
  • Please take care around uneven ground, stone steps, and natural features of the property.
